1. The Tenant/GUEST shall dispose of ALL garbage from the premises properly. REMOVE ALL CARDBOARD BOXES AND RECYCLABLES. The Tenant/Guest shall use the decks, entrance and walks appropriately.
2. If windows or doors are left open on the premises by the Tenant/GUEST or by any person invited on the premises by the Tenant/GUEST, causing plumbing to freeze, damage by rain or water damage to floors or walls, the Tenant shall be responsible for any damage occasioned by such action.
3. The Tenant/GUEST agrees to IMMEDIATELY REPORT to the Landlord/HOST any and all damage that may occur to the premises.
4. NO hanging of pictures on the premises.
5. The Guest/Tenant shall be responsible for replacing furnishings & glassware with the exact same brand and kind and quality similar to that which may be broken, cracked or damaged due to the negligence or willful misconduct of the Guest/Tenant or any other person or persons invited on the premises by the Tenant/GUEST.
6. The hallways, passages, and stairs of the building where the premises are situated shall be used for no purpose other than going to and from the premises. The Guest/Tenant shall not encumber those areas with boxes, furniture or other materials or place or leave rubbish in those areas and other areas used in common with other tenants.
7. Boots and rubbers which are soiled or wet shall be removed at the entrance to the building in which the premises are located and taken into the Tenant/GUEST’(s) premises.
8. The Guest/Tenant shall do no structural alterations, painting, papering or redecorating without the Landlord’s prior written consent.
9. Neither the Guest/Tenant nor the Landlord shall add to or change locks on doors giving access to the premises or to any building or property of which the premises form a part without the prior written consent of the other party. After consent is given by the host/Landlord, the Tenant/GUEST must provide the Landlord with a key for any locks installed or changed by the Tenant.

11. The Tenant/GUEST must keep and observe all health, fire and police regulations of the Province and city, town or municipality where the premises are located. No additional electric wiring or heating units shall be installed in the premises without the Landlord’s prior written consent.
12. No combustible material or flammable liquid shall be kept on the premises except in small quantities and containers approved for this purpose.
13. NO SMOKING of Cigarettes, E-Cigarettes, or Vapes - as these will leave an oil residue on vents and window sills.
14. The use of marijuana is PROHIBITED inside the property - This property is a smoke-free environment.
15. Noise shall not be permitted on the premises which, in the opinion of the Landlord, disturbs the comfort of the neighbours to the premises.
16. No pets, animals, reptiles or birds of any kind shall be allowed or kept in or about the premises permanently or temporarily.
17. If parking facilities are provided, they are provided at the Tenant’s own risk, and the Tenant must park in the stall allotted to the Tenant. Unlicensed or inoperable vehicles parked on the Landlord’s property will be removed at the Tenant’s/GUEST’s expense.
18. Return the home in the same condition you get it in. If you use something, please replace it. If it is broken, report it and replace it.
