House Rules & Guest Responsibilities
Please treat this home with care and respect. We work hard to provide a clean, safe, and comfortable property for every guest, and we expect the home to be returned in the same general condition it was provided.
1. No Smoking Inside
This is a smoke-free home. Smoking, vaping, e-cigarettes, and marijuana use are not permitted inside the property.
Smoking is only permitted outside, away from doors and windows. Cigarette butts, cannabis materials, vape waste, or any smoking-related items must be disposed of properly. Throwing cigarette butts on the deck, lawn, driveway, sidewalk, planters, or anywhere on the property is not acceptable and may result in additional cleaning or damage charges.
2. Garbage, Recycling & Cardboard
Guests are responsible for properly disposing of all garbage, recycling, and cardboard during and at the end of their stay.
Please remove all cardboard boxes, food waste, bottles, cans, and recyclables from inside the home and place them in the correct bins or designated disposal area. Garbage must not be left on decks, walkways, entrances, hallways, stairs, or common areas.
3. Respect for the Property
Please use the home and all furnishings appropriately. If you move or use something, please return it to where you found it.
Furniture, beds, mattresses, and larger items are not to be moved or rearranged without prior approval from the host.
4. Damage & Breakage
Guests must immediately report any damage, breakage, leaks, stains, broken glassware, appliance issues, or maintenance concerns to the host.
If something is broken, damaged, or missing due to guest use, negligence, or misuse, the guest may be responsible for repair or replacement with an item of similar kind and quality.
5. Windows, Doors & Weather Protection
Guests are responsible for ensuring windows and doors are closed and secured when leaving the property or during poor weather.
If windows or doors are left open and this results in water damage, rain damage, frozen plumbing, damaged flooring, heating issues, or other property damage, the guest may be responsible for the resulting costs.
6. Entrances, Walkways, Stairs & Common Areas
Entrances, walkways, stairs, hallways, decks, and common areas must be kept clear and used only for access to and from the property.
Do not leave garbage, boxes, furniture, shoes, equipment, or personal items in hallways, stairs, entrances, sidewalks, or shared areas.
7. Shoes, Boots & Wet Items
Please remove wet, muddy, or dirty footwear at the entrance. Do not walk through the home with wet boots, muddy shoes, or outdoor footwear that may damage flooring or carpets.
8. No Alterations
Guests may not make any alterations to the property. This includes painting, decorating, mounting items to walls, installing fixtures, changing furniture, changing locks, adding wiring, or installing heating units without prior written approval from the host.
### 9. Locks, Keys & Access
Guests may not change, add, remove, or tamper with locks, door hardware, lockboxes, smart locks, garage controls, or access systems.
All keys, fobs, remotes, garage openers, and access devices must be returned at checkout. Replacement or reprogramming fees may apply if any access items are lost, damaged, or not returned.
### 10. Fire, Safety & Electrical
Guests must follow all applicable fire, health, safety, police, municipal, and property regulations.
No additional electrical wiring, heaters, appliances, or high-load equipment may be installed or used without approval.
Combustible materials, flammable liquids, fuels, propane tanks, fireworks, candles, or hazardous materials are not permitted inside the home except for ordinary household items in safe and reasonable quantities.
### 11. Noise & Neighbours
Guests must be respectful of neighbours at all times. Excessive noise, loud music, parties, events, or disruptive behaviour are not permitted.
Quiet hours must be respected, especially during evening and overnight hours. Any noise complaints may result in warnings, additional charges, cancellation of the stay, or removal from the property.
12. No Pets
No pets, animals, reptiles, birds, or visiting animals are permitted on the property unless prior written approval has been given by the host.
Unauthorized pets may result in additional cleaning, damage, or deodorizing charges.
13. Parking
Guests must park only in approved parking areas or assigned stalls. Parking is at the guest’s own risk.
Unlicensed, uninsured, leaking, abandoned, or inoperable vehicles are not permitted and may be removed at the guest’s expense.
14. Checkout Condition
Please leave the home in a respectful condition:
* Dispose of garbage and recycling properly
* Wash or load used dishes
* Return items to where they belong
* Report any damage
* Do not leave cigarette butts, garbage, food, or personal items behind
* Leave furniture and beds in their original locations
Additional cleaning, repair, deodorizing, garbage removal, or replacement charges may apply if the home is not returned in reasonable condition.
